Property Management

We offer two primary tiers of service to suit different landlord needs:

• X1 Full Management: A “hands-off” comprehensive package where we handle everything from marketing and viewings to rent collection and maintenance.
• X1 Let Only: Designed for experienced landlords who want us to find and vet a high-quality tenant, but prefer to handle the day-to-day management themselves.

• Full Management: 10.8% inc VAT (9% + VAT) of the monthly rent.
• Let Only: A one-off fee of £780 inc VAT (£650 + VAT).

This package is designed for total peace of mind and includes:

• Marketing & Viewings: Professional photography and listings on major portals like Rightmove and Zoopla, plus unlimited accompanied viewings.
• Tenant Vetting: Comprehensive reference checks and mandatory “Right to Rent” verification.
• Financial Handling: Monthly rent collection, electronic transfers to your account, and chasing any arrears.
• Maintenance: 24/7 reactive and proactive support using our in-house tradesmen to keep costs low.
• Compliance: Regular property inspections every 6 months and ensuring you meet all 170+ pieces of rental legislation.

A one-off fee at the start of a new tenancy covering marketing, referencing, and legal paperwork:

• Manchester Residential: From £720 inc VAT.
• Liverpool & Leeds Residential: From £600 inc VAT.
• Student Properties (All Cities): From £600 inc VAT

The one-off setup fee covers a comprehensive inventory at the start of the tenancy and a full check-out inspection at the end.

• One-off Fee: £780 inc VAT (£650 plus VAT) per new tenancy.
• Renewals: If the same tenant stays for another term, the renewal fee is £180 inc VAT
• Service Includes: Property appraisal, professional marketing, accompanied viewings, and drafting of the tenancy agreement.

Yes, student properties require a specialized Summer Turnaround to stay competitive. This mandatory service includes deep cleaning, painting, and essential repairs before the September move-in:

• Cluster Bedroom: £198 inc VAT.
• Studio Apartment: £300 inc VAT.

We utilise our internal maintenance team to ensure repairs are handled quickly and efficiently. Our team members undergo training in specialised areas to ensure high-quality workmanship.

Yes, we offer rent protection. As the cost is dependent on the specific rental amount, please contact us so we can provide a bespoke quote.

X1 will cover existing agent exit fees of £400 + VAT. The  exit fee contribution is available to new landlord clients who sign up via one of our current promotional campaigns and enter into a property management agreement with X1 Sales & Lettings before December 2026. The contribution will be applied as either credit against your first management invoice upon receipt of evidence of your exit fee charge from your current agent – or reimbursement following the first months rent.  This offer is available for a limited period as part of an active promotion, is subject to availability, and may be withdrawn at any time.
