Tenant Selection and Tenancy Agreement Compilation

X1 provides landlords with the peace of mind by fully referencing all applicants & guarantors to ensure that you have high-quality tenants.

How the Tenant Selection Process Works

We protect your property as if it was our own! We will provide you with peace of mind by fully referencing all applicants and their guarantors to ensure that you have high-quality tenants living on your property who can meet the financial requirements to make rental payments.

Tenant and guarantor referencing process

Our referencing process is very in-depth with checks on income and employment, credit history, right to rent, and previous landlord references. If any red flags are found, they will be noted on the referencing report, and it will be your decision whether to proceed with the application or not.

Tenancy agreement compilation

Once all applicants and guarantors have passed the referencing process, your dedicated Tenancy Care Account Manager will arrange the compilation of the tenancy agreement ensuring it sets out the legal terms and conditions of your tenancy along with issuing all Prescribed Information prior to residents taking occupation of your apartment. All tenants and guarantors will be required to sign the tenancy agreement ensuring that it is legally binding.

What steps are taken to ensure I have high-quality tenants in my property?

We conduct a thorough tenant selection process, including referencing all applicants and their guarantors. This process involves checks on income, employment, credit history, right to rent, and previous landlord references to ensure they meet the financial requirements for rent payments.

If red flags are identified during the referencing process, what are my options?

If any issues are detected, they will be documented in the referencing report. It will then be your decision whether to proceed with the application or not, giving you full control over tenant selection.

What happens once all applicants and guarantors pass the referencing process?

Once everyone successfully passes referencing, your dedicated Tenancy Care Account Manager will arrange the compilation of the tenancy agreement. This agreement will legally outline the terms and conditions of the tenancy, and all tenants and guarantors will be required to sign it to make it legally binding.

Who can sign the tenancy agreement, and how is it handled?

You have the option to sign the tenancy agreement yourself, or if preferred, X1 can sign it on your behalf. In either case, you will receive a copy of the completed tenancy agreement for your records, ensuring transparency and compliance.
