All-inclusive Utility Bills

During your stay with us in our student properties in Manchester and Liverpool, you will be happy to know that we offer an all-inclusive billing policy, which means electricity, water, heating and Wi-Fi connection is included in one, hassle-free monthly payment.

This means that, while living in our fully furnished student apartments, you don’t need to worry about multiple expenses and can spend your maintenance loan on socialising with friends and exploring things to do in your university city.

Security Deposit

There are some expenses you are responsible for paying whilst living in student accommodation, which includes paying a security deposit to secure your room during the application process.

Security deposits are a refundable payment of up to one week’s rent, for most of our student properties this equates to £250 and must be paid within a time frame of 14 days. Failure to do so will result in your application being withdrawn.

As long as there are no damages to the property once you move out, the security deposit will be returned to you. For more information on this, you can get in touch with one of our experts.

Council Tax Exemption for Student

Whilst in full time education, students are exempt from paying council tax, however, you will need to provide proof of exemption upon move in.

You will need to update the city council directly with your council tax exemption letter, and send this across to your appointed Tenancy Care Manager at the beginning of your tenancy.

If you are studying part-time at university, you are liable to pay council tax, although you may be able to get a reduction if you meet the eligibility criteria.

TV Licence

Within select student apartments we provide televisions however, it is your responsibility to arrange a TV licence.

A TV licence is needed to watch television on any channel, pay TV or streaming service, and to use BBC iPlayer.  For further information, you can head to the official TV licensing website.

On-site Parking

At select student accommodation sites, we provide on-site parking facilities. However, it’s important to note that this amenity is not covered by your rental agreement and is offered at an extra charge.

Contents Insurance

Contents insurance is not included within your rental agreement whilst living in our student accommodation. However, you can be rest assured that you will be safe and secure with door fob entry, on-site security and CCTV across all of our student sites.

Gym Membership

While living with us at X1 Sales & Lettings, you can skip the hassle of paying for a gym membership elsewhere. Many of our properties feature on-site fitness suites included in your rent. Explore which student accommodations offer gym facilities.

How can I get discounts in Manchester and Liverpool?

Being a tenant with X1 has some amazing perks, including access to exclusive deals and discounts thanks to our Loyalty Card program.

Students living with us can snap up fantastic offers at a range of venues across Manchester and Liverpool, from bars and restaurants to fitness and wellbeing centres and more.

Do you have to pay any additional charges? Nope, you will be given an X1 Loyalty Card keyring upon moving into your swanky student flat, and you will also be sent a digital version via our emailing system, so you can start snapping up those perks!
