Our Liverpool property management services

Tenant Sourcing

We market your property on Rightmove, Zoopla, our own site and social media, and carry out accompanied viewings. Every applicant goes through full referencing: credit, employment and income checks, previous landlord references and Right to Rent checks.

Rent Collection

We collect rent on the due date and transfer it to your bank account by BACS with a monthly statement. If a payment is missed, we chase it promptly and follow a clear arrears process, so problems are dealt with early.

Maintenance & Repairs

Tenants report issues directly to our team. We use vetted Liverpool tradespeople and always ask for your approval on any work over £250. In an emergency, we act straight away to protect your property and your tenant.

Inspections & Inventories

We make a detailed photographic inventory at the start of every tenancy. We then inspect the property every 6 months, or once every student term for student lets, and send you a report with photos each time.

Legal Compliance

We track every certificate and deadline: gas safety, EICR, EPC, smoke and CO alarms, deposit protection and licensing. When the law changes, we update your tenancies and processes for you.

Deposits & Check-outs

We register deposits with the DPS within 30 days, or offer tenants Reposit as a deposit alternative.

Staying compliant as a Manchester landlord in 2026

Lettings law in England changed significantly in 2026. These are the rules every Liverpool landlord needs to know. Missing any one of these can lead to fines or stop you regaining possession of your property. Our compliance tracking makes sure nothing is missed.

Renters’ Rights Act 2025

from 1 May 2026, section 21 “no-fault” evictions ended and new tenancies became periodic. Rent can now rise only once a year through the section 13 process, and rental bidding is banned.

Gas & Electrical Safety

every gas appliance needs an annual Gas Safe certificate. Also, the property needs an EICR at least every five years.

EPC

the property must have a minimum rating of E.

Alarms

you need a smoke alarm on every storey and a CO alarm in any room with a fixed combustion appliance.

Deposits

you must protect the deposit in a government scheme within 30 days and serve the prescribed information.

Licensing

Liverpool City Council runs a selective licensing scheme covering large parts of the city, and many shared houses need an HMO licence. We check your postcode and apply for any licence you need.

Liverpool areas we manage

We manage rental property across Liverpool and Merseyside, with particular depth in the city centre and south Liverpool.

Liverpool city centre (L1–L3)

The Commercial District, Ropewalks, the Waterfront and Liverpool ONE. Most properties here are apartments let to young professionals, so fast re-letting and good relationships with block managers matter most.

Baltic Triangle & the Georgian Quarter (L1, L8)

The Baltic is one of Liverpool’s most in-demand areas for creative and young professional tenants, while the Georgian Quarter’s period townhouses and conversions need careful maintenance to protect their long-term value.

Aigburth, Allerton & Mossley Hill (L17, L18)

These leafy suburbs are popular with professionals and families. We help landlords set the right rent and keep good tenants for longer.

Wavertree & Smithdown Road (L15)

A busy mixed market of students and young professionals, with good transport links into the city.

Kensington & Edge Hill (L7)

The heart of Liverpool’s student market, close to the University of Liverpool and Liverpool John Moores University.

Wider Merseyside

We also manage property in Wirral, Sefton, Knowsley.
